Maintenance and Repairs
Tenants may submit maintenance requests through our www.teamresidential.com.
A Team Residential Agent is on-call 24-hours a day, 365 days a year to answer tenant emergency repairs and direct maintenance to the appropriate vendor.
All maintenance requests are handled by qualified, reliable, insured and licensed (if required) vendors.
We do not charge a service fee in addition to repairs.
No repair work will be performed over $400 without the homeowner’s permission unless in an emergency.
If a tenant is responsible for a repair, we will charge the tenant and reimburse the homeowner upon payment.
We use a professional, solid accounting software and management database program.
We provide electronic monthly statements on the last day of the month through our secure “Owner Portal” on our website.
The detailed monthly statement shows all income and expenses and includes a copy of recently paid invoices.
Owner proceeds are electronically credited to your bank account through ACH.
We provide year-end summary statements and a 1099 for all of your tax preparation needs.
